Spring Maintenance Reminders
Dear Homeowners,
As warm weather approaches, we are reminding homeowners of spring maintenance items necessary for your homes and lawns. After another winter, most lawns and landscaping are in need of revitalization/repair to ensure they are maintained per our Neighborhood Living Standards.
Below are many of the more common exterior maintenance items for the spring that need attention now.
Be sure the below items are addressed by May 1, 2024, to prevent fines of $100 per inspection.
Spring Maintenance Standards
- Repair bare/dead spots in lawns and remove weeds growing in lawns through proper lawn care and weed treatment.
- Apply pre-emergent for weed control. Consult your landscaper, if necessary.
- Refresh flower beds, tree wells/rings and shrub beds with ground cover (e.g., pine needles or mulch).
- Remove weeds/grass shoots from tree wells/rings, flower beds and shrub beds.
- Remove vegetation growth in cracks or seams of sidewalks and driveways.
- Prune overgrown shrubs or trees. Remove and dispose of dead trees/shrubs and replace as necessary.
*Tree removal and replacement may only be completed after receiving ARC approval.
- Prune shrubs and/or trees that are encroaching on streets or sidewalks.
- Remove any dirt or debris by power washing the exterior surface of your home.
- Ensure mailboxes are well-maintained with no fading paint and visible house numbers. Replace any missing hardware. Well-maintained, gold number stickers are acceptable.
- Remove Bermuda grass from lawns.
- Maintain basketball nets and backboards.
If you have not done so already, we encourage you to begin the process of completing any necessary repairs to your home’s exterior and landscape. To avoid being called to hearing, these items must be completed by May 1, 2024.
Year-Round Reminders:
- Hammocks, swings, tire swings and similar items are not permitted in front lawns.
- Basketball goals must be perpendicular to the primary street of your home.
- Trash cans shall be stored behind an approved area, screened and concealed from view, or kept in the garage. Trash containers may not be placed at the curb before 5:00 p.m. on the day of collection.
- Pick up after your pets.
- Obey all stop signs and speed limits within the community.
- No parking on sidewalks or grass.
- Street parking is temporarily permitted up to 4 hours.
- Boats, campers, and trailers are not permitted to be parked in driveways, on any part of a lot or on the street.
- All play equipment should not exceed 15 feet in height, with a minimum visual impact on adjacent properties and may only be located either a.) Within the extended right and left sides of the home; b.) In the rear yard; c.) Within a screened and fenced area in the rear of the house if the yard is fenced. An ARC is required if the equipment does not meet these standards.
Any change or modification to the outside of your home or Lot requires ARC approval, including plant bed borders, painting front doors, painting porch/patio floors, decorative landscape items, permanent basketball hoops, etc. All requests can be submitted via the community portal at www.cusickcompany.com.
